a. The bulk, mass and design of the building has a negative impact on the Walworth Road Conservation Area, the Liverpool Grove Conservation Area and the setting of the Grade 1 listed St Peter’s Church.

b. The increased height and mass of the proposed building further obscures the view of west facade of the former Sutherland Chapel (Malvern House) which is identified as a key unlisted building in the Liverpool Conservation Area. This redevelopment was an opportunity to enhance the views and visibility of the west facade of the former chapel.

c. The density of the design of the residential element (9 flats – 3 flats per floor) is creating poor quality accommodation including a number of single aspect flats which is against Southwark Council policy.

d. Balconies and amenity space should not be created that overlook the Walworth Road. They will be both noisy and polluted if opened up to the street and these spaces will look unsightly if used for storage of furniture, bikes, prams etc.

e. Much more design and detailing work is still required on the shopfront designs so that they conform to Conservation Area and heritage standards.

f. Ground floor elements including the doors to the flats and store doors on Liverpool Grove appear as blank metal panels. Traditional timber entrance doors to the flats are required in order to enhance the Liverpool Grove facade and the setting for the Grade 1 listed church building.
